Architectural Modifications

Living in an HOA means protecting both your investment and your neighbor’s. Our Sapphire Grove governing documents outline that any additions, modifications, and changes to the exterior of your home and property require Architectural Control Committee (ACC) review and approval before any work is started. This process preserves the community's overall appearance.
 
Major projects such as the installation of a patio or storage buildings will require a review fee. Minor projects such as painting or landscaping will only require you to submit the application for approval, but no fee will be required.

What Requires ACC Approval?

When considering a project outside their home that may involve, but is not limited to:
  • Painting the exterior or trim
  • New front door or screen
  • Redesigning or installing landscaping, irrigation, and/or lighting
  • Constructing a fence, wall, and/or gate
  • Adding a secondary structure
  • Installing solar panels or a satellite antenna
  • Exterior changes not in a private zone

ACC Application Process

Step One: 
Complete an ACC Application. We offer an online and a PDF version found below. If your address does not populate in the online version, you may not have been added to our system yet. It usually takes a few weeks after closing to be added. In the meantime, fill out a PDF version. If you need one printed, you can stop by the HOA office located at the Lennar Model Home.
 
You may include multiple projects on one application. Be sure to include the details of your project request, including but not limited to:
  • Lot Survey (issued with closing papers) with detailed renderings of the location, size, and type of construction
  • Dimensions and elevations 
  • Description of materials to be used
  • Color information (if applicable-brand and color name or number)
Step Two: 
Submit the completed application to our Community Manager, Amanda DeLeon and drop off the review fee check, if applicable.
 
Step Three: 
The design review board shall have up to 30 days to review and respond to any completed submittals. An approval or denial letter shall be emailed/mailed to the Homeowner’s address on file.
 
Do not begin or contract for any work to be done prior to the receipt of the approval letter from the Sapphire Grove Community Association, Inc.
 
Step Four: 
Work must be completed within 12 months from the date of the approval. When the work is complete, please send your Community Manager an email reporting the completion of the project. If the approved work is not complete within 12 months, another design review supplication must be submitted and approved.
