  • chevron_rightHow should I maintain my lot?
    Owners have the duty to keep their Lot and all improvements in good condition and repair and in a well-maintained, safe, clean and attractive condition at all times. (Declaration of CC&Rs, Section 2.11) This includes, but is not limited to:
    • Prompt removal of all litter, trash, refuse, and wastes
    • Lawn mowing & edging
    • Tree & shrub pruning
    • Watering of lawn and landscaping
    • Keeping lawn & garden areas free of weeds
  • chevron_rightDo I need approval from my HOA to make changes to my home?
    Yes- any additions, alterations, or modifications to the exterior of your home and property must undergo review and approval by the ACC Committee before beginning the work or installation. Typical projects include installing sheds, altering landscaping, replacing or extending fences, installing solar panels, and constructing patios or decks.
     
    Major undertakings like patio or pool installations require a deposit, whereas minor projects such as painting or landscaping only require submission of the approval application, with no accompanying fee. Visit our Architectural Modifications page for more details and to submit an application. 
  • chevron_rightWhy did I receive a violation?
    Our Community Manager completes regular inspections to ensure the community declarations are being followed. If you have received a violation notice and have questions, please reach out to our Community Manager, Amanda DeLeon, at adeleon@ccmcnet.com
  • chevron_rightWhere should I store my trash and Recycling Bins?
    After collection, trash and recycling bins are to be stored out of view of any street or neighboring residence. This means you can store your bins inside your garage, behind a fence, or other appropriate screening, as detailed in our pre-approved trash can screen blueprint. (Declaration of CC&Rs, Section 3.4)
  • chevron_rightCan I have a basketball hoop on my property?
    Basketball hoops may be used on private driveways during periods of active play but must be stored in the rear of the Lot or inside garage from sundown to sunrise. The hoop must be maintained in good condition & repair and may not be placed in any right-of-way. More details can be found in the Declaration of CC&Rs Section 2.23.
HOA Assessments
  • chevron_rightWhy do I have to pay the HOA Assessments?
    To fulfill its various responsibilities, the association requires operational funds for daily upkeep, repairs, and management. To obtain these funds, all members of the community are required to pay assessments to the association. Each year, the Board of Directors sets the assessment rates and approves the annual budget for the community. You will receive notification of the amount and due date of your specific assessment. If you need assistance in attaining this information, please contact your Community Manager.
     
    While we strive to manage expenses effectively, occasional assessment increases may be necessary to cover escalating operational and maintenance costs within your community.
     
    Given that assessments are the primary revenue source for community associations, we strongly encourage all members to pay them promptly. Failure to do so may result in various penalties and usage restrictions. Although this may appear stringent, it's important to recognize that the association can function effectively only if all members fulfill their assessment obligations on time. This ensures proper administration and maintenance of your community. This will allow your association to properly administer and maintain your community. This is a lifestyle built for you!

    Assessments can be paid most easily online through our resident portal, BUURT. For more information, visit our Pay Assessments page.  
Management
  • chevron_rightWho manages the HOA and what do they do?
    The Sapphire Grove Homeowners Association (HOA) is overseen by CCMC, which manages the day-to-day operations and finances of the association.
     
    The onsite HOA team comprises of two members who handle the following responsibilities:
     
    Community Manager: Amanda DeLeon
    • Association financials and assessments
    • Reviewing exterior improvement requests
    • Enforcing community standards and addressing violations
    • Communicating rules and regulations of the association
    • Managing maintenance issues in amenity areas
    • Overseeing association operations and contractor responsibilities (e.g., lifeguards, landscapers)
     
    Lifestyle Director: Victoria Popowitz
    • Organizing community events and programs
    • Managing rentals of amenity center, pool, playgrounds, and other common spaces
    • Providing information for new resident move-ins
    • Handling resident communications through email, text, and social media
    • Managing sponsorships, marketing, and advertising efforts

  • chevron_rightHow do I receive the community newsletter?
    The Sapphire Grove Gazette is our weekly newsletter exclusively for residents of Sapphire Grove and Sapphire Meadows. Sent weekly on Wednesdays via email, it includes important announcements, community reminders, manager messages, and lifestyle events!

Utilities
  • chevron_rightHow do I receive my mailbox key?
    Bring record of your closing documents to the Post Office located on 4950 E Houston St. to pick up your mailbox key. They'll provide you with the location of your box in the community.
  • chevron_rightHow do I set up my Internet?
    Your home is pre-wired with gig+ fiber internet, provided by FisionX. Call Fision's Customer Support at 833-354-2289 to set up your password.

  • chevron_rightHow do I set up my trash and recycling?
    To receive your trash and recycling bin, email Frontier Waste Solutions at lennar_ctx@frontierwaste.com and include your name, email, phone number, and Sapphire Address.
     
    They'll coordinate drop off of bins. Billing will be through your HOA Resident Portal. See our Pay Assessments Page for more details.
  • chevron_rightHow does sewer billing/account set up work?
    SAWS (San Antonio Water System) bills homeowners directly for sewer usage. Billing notifications are sent by mail, so please check your mailbox regularly. Billing start dates vary by section of the community because charges begin only after a required period of time and once development in these sections is complete.

    As long as you have your water services set up with East Central Special Utility District, SAWS will automatically receive your information from ECSUD and use it to generate and mail your sewer billing notification letters.

  • chevron_rightWhat do I do if I notice streetlights are not working?
    You can submit a ticket directly to CPS reporting the problem through their streetlight portal or reach out to the Community Manager to submit a ticket with CPS through the Contact Us form.
